Site and Approach:
The site was zoned for two homes. It was decided early in the process to design for LEED certification. A large central courtyard with pool and spa organizes living spaces in two discrete building masses, one oceanfront with direct views and the other, street side with courtyard views. The courtyard concept allows all rooms have daylight and a garden or the ocean to capture breezes and the joys of outdoor living.
The developer was a driving force behind the green concept, this is not always the case. The use of a green building consultant is essential to evaluate and monitor the process. This project is currently under construction and registered Leed with the target being the Platinum level, when implemented, these will be among the first of any homes on the California coastline to achieve this rating. |
