| The urban plan for Metlox was the winning proposal for a competition between teams of developers, architects and planners sponsored by the City of Manhattan Beach. The property – site of the former Metlox Potteries plant – is city-owned and required much public oversight. Situated three blocks from Manhattan Beach Pier, the plan includes a hotel, restaurants, retail, office space, underground parking, and public open space. The scheme utilizes a series of commercial buildings around activated courtyards and walk-streets that connect Manhattan Beach Boulevard to the City’s Civic Center and existing downtown. Metlox exemplifies an emerging Public-Private Partnership trend whereby the city owns the land and the developer ground leases and funds the construction of the buildings. Metlox is unique because it does not create privately owned open space, void of contextual linkages. Nor does it follow the tradition of separating Civic Centers from the commercial districts. |
