A major renovation transforms three obsolete industrial buildings into state-of-the-art office and showroom space on the edge of Culver City. A third of the 31,500sf structure was removed, creating two courtyards that provide usable outdoor space and daylight deep into the building. A 1980s addition was demolished to make way for landscaping and parking. The final building received a full seismic retrofit, upgrades and progressive design features like a new high performance roof, incorporation of local and recycled-content materials and an energy efficient HVAC system that ultimately led to LEED Gold Certification. Existing materials were stripped to reveal site-cast concrete panels and the original wooden bow-truss structure characteristic of mid-century LA. The palette of douglas fir, corten steel, and concrete give the building a warm character, but one at home in its urban surroundings. Extensive planting with native vegetation throughout the site link it to the adjacent parkland.
