Design principles for this affordable senior apartment complex were the “tried – and – true” green concepts: proper orientation by limiting East and West building exposures, good envelope assembly, shading, natural ventilation, and renewable energy to accomplish Zero Net Energy. 

Start with the 200’ high helicopter overview.  Design to orient apartment buildings with the longest exposure on the north and south faces. 

Be Compact and resourceful – USE ONLY what is comfortably needed.  Compact size buildings with back-to-back units with shared walls. 

Limit the heat island effect – Unshaded asphalt and concrete paving can raise the ambient temperature by 8 degrees.  In summer, surfaces as hot as 190 degrees radiates into the air and toward nearest buildings.  Shade thru carports, porches, roof overhangs, and large trees cuts ambient temperature and energy load.

Reducing energy demand using green design principles leads to reduced and responsible size of renewable energy system.
