55,000 square foot concrete structure constructed 30 years ago in an area that is experiencing a renaissance.
PROGRAM:Energy performance,exterior aesthetics,building identity and improved interior circulation with budget of $22.5 M.
SPECIAL CHALLENGES: Reuse of concrete facades and interior elements. Replacement of inefficient building systems to accommodate existing structural system.
SOLUTION/DESIGN: Use of fixed vertical louver sunscreen and horizontal canopy to mitigate sun and heat gain. Reconfiguration of skylight with clerestory glazing. New curtain wall with metal panels to humanize scale of building. Conversion of roof planters to high-tech living gardens to complement new cool roof. Reconfiguration of plan to increase circulation efficiencies. New colors and recycled materials to create new interior environment. Lighting systems utilize programmable and motion sensors, photocells and with efficient fixtures. Plumbing fixtures provide substantial water savings beyond code.
