Project Location San Jose, CA
Located on the ground floor of a 15-story building, the LEED Gold 5,200-sq.-ft. interior exceeds both Title 24 and the 2030 Challenge for interior projects, and was completed on a modest TI budget of 77.30/SF. The project advances the company’s collaborative design process with physical form and demonstrates the synergies between sustainability and design excellence. Taking advantage of the 18-foot high volume, the space is organized into two zones: a work zone formed by a “ventilated fold” in section that integrates sustainable building systems and a collaboration zone with moveable furniture. The ventilated fold perforations were designed to allow air to circulate through to the mechanical units above, while still being dense enough to be used for indirect lighting from the LED fixtures mounted to the system furniture. Sustainable features are fully exposed and on display, inside the space and outside via the storefront, for visitors and users alike

SUSTAINABLE FEATURES:

•    The LEED Gold CI space was certified in April, 2014 and exceeds Title-24 by 30.8% 
•    The space takes full advantage of the high floor-to-floor volume and the 16-foot tall windows allowing natural light to flood the interior, providing 100% of the occupant access to daylight and views.
•    New variable speed water source heat pump units are 40% more efficient than Title-24 requirements have been provided as part of the interior improvements. The innovative and efficient HVAC design reduces energy use and ductwork by incorporating four high-volume low-speed circulating fans. The fans effectively increase air movement and circulation in the space saving energy and initial cost.
•    An indirect lighting strategy uses the ventilated fold, allowing return-air to travel throughout the space while maintaining enough solid area to reflect light emitting from the LED fixtures mounted to the furniture below. This provides ambient lighting in the area and complements the individual LED task lights at each workstation. Of the light fixtures uses in the space 90% are LED technology, with the remaining 10% high-efficiency fluorescents. The lighting design reduces the space’s Lighting Power Density (LPD) by 42% from the baseline allowed by ASHRAE 90.1 which exceeds the current 2030 Challenge LPD by 68%.
•    The furniture system is purposely flexible and has 70% recycled content. The work zone finishes of carpet tiles and perforated metal ceiling have a high-recycled content.
•    The open floor plan with no private offices has a “do more with less” attitude with only one fixed conference space: recycled from the previous tenant improvement. The same approach guided the build out where existing concrete floor and structural frame are exposed and become “finish material”.
•    Change out of existing restroom fixtures to low-flow urinals and efficient water closets reduce water consumption by 35%.
•    Construction Waste Diversion of 75%. Construction IAQ plans, low VOC paints and products, green housekeeping practices and in-house recycling have been incorporated into the project.
•    The space was vacant for over four years and chosen by the tenant for its convenient access to 1,000 rides via bus or light rail per day and the services and amenities of a downtown location.
