999 Hiawatha is a three-story, multi-family apartment complex located in an urban enclave of downtown Seattle. Hiawatha’s 20 floor plans offer residents a variety of housing needs, and the development includes in-building parking, electronic car charging stations, and ample bicycle storage to promote a new model of healthy urban living. The design maximized the site’s potential by the addition of two landscaped rooftop terraces, featuring breathtaking views of both the downtown Seattle skyline and Mt. Rainier.
Because the Seattle multi-family market is in the middle of the biggest apartment boom over the past two decades, our client wanted to capitalize on the prime location off of a major thoroughfare and highway in the south end of downtown; 999 Hiawatha is a four-story retreat in an urban enclave of Seattle. Floor areas were kept small, to keep rent at market-rate affordable prices. The design respects the adjacent landmark building and remains in scale of the lower density buildings to the east and west. A combination of commercial and industrial materials blends with residential materials, giving the façade a different look from every angle. A protected courtyard offers residents a sense of security and privacy, while being screened back from heavy, urban traffic noise.
The site is in the Central Residential Urban Village. The Black Manufacturing Building and an associated concrete parking garage are across the alley to the west. It is a Designated Landmark and is zoned IC-65. Across Hiawatha to the east the land is zoned L-1 and LDT. The site is zoned NC3/R40 and as such is a transition zone between properties of higher and lower densities.
