Specific Use of Building Luxury Homes for Affluent Empty Nesters
Project Location Rancho Mirage, CA
The client’s objective was to create a coherent neighborhood inspired by mid-century modern traditions with refined architecture, unique style and plans homebuyers can personalize. Located adjacent to one of the most prestigious neighborhoods in the region, the concept of “tract homes” was abhorrent to the existing community and discouraged by the City.  Thus, the design solution for this 32 home neighborhood features 2,000+ variations based on five core floor plans from 3,300 to 4,300 SF, three architectural styles with complementary massing, five distinct yet complementary color palettes and variable orientation resulting in street scenes that are at the same time unique and cohesive.

The three styles include: Desert Modern with horizontal planes, soaring volumes and clerestory windows providing sheltered light - representing the soul of mid-century modern architecture prevalent in the California desert; Desert Contemporary features grounded volumes reminiscent of the desert pueblo vernacular - mass deriving substance from the idea of comfortable desert shelter; and “Transitional” Mediterranean to meet homebuyer demand - this variation features minimal ornamentation to coexist with the modern styles. Examples of structural options available to buyers include an enhanced covered entry, media room, wet bar, morning room, additional bedroom suite, Yoga Room and separate Guest Casita, adding from 115 SF to 720 SF depending on the plan, home site and lot coverage restrictions. Decorator options, luxury amenities, energy efficient systems and the latest in home technology are available.

Open floor plans, seamless indoor/outdoor living and axial circulation spines are characteristic of each home and are choreographed to enhance the buyer’s health and well-being based upon research in the field of Design Psychology. People experience comfort when they have long sight-lines so entries are feature long corridors that provide glimpses into spaces beyond. Within the great room a gourmet kitchen serves as the “heart” of the home and intimate seating arrangements form informal gathering space for strengthening emotional bonds. Flexible spaces and furnishings adapt to the requirements of large-scale entertaining. Because positive mental health requires personal space, floor plans provide multiple options for private sanctuaries. Expansive storage is integrated throughout each plan to minimize clutter, thus reducing stress.

Outdoor living is synonymous with the desert lifestyle, supporting research in biophilic design linking visual and physical connections to nature with mental restoration. Orientation of each home varies to optimize solar exposure and views of the San Jacinto and Santa Rosa mountains. Soaring 10 to 14 foot ceilings in rooms with floor-to-ceiling and clerestory windows provide abundant natural light.  Sliders, accordion doors and/or stackable door systems that disappear into walls create fully integrated indoor/outdoor living areas. Based upon site and orientation, homes have either a rear or front court yard as the primary outdoor space. Stunning pools are standard in each home and include options for water and fire features to create a pleasing multisensory environment.
