In the premiere neighborhood of Irvine Terrace some of the best views of Newport Harbor and coastal line can be experienced, albeit with great views comes constraints and challenges. When the client for the project at Galatea Terrace approached architects, they requested maximum square footage of living space as well as outdoor space. The constraint was lot coverage and heights limiting development to a single-story. The solution was designing below grade which created more opportunities for outdoor space as well as transparency through the home. The living space, master suite, secondary bedrooms, guest house and garage cover only 35% of the site. The living space and master suite are arranged to take in the harbor and ocean views. With 75% of the rear façade opening up to the exterior patio and pool the modern indoor/outdoor living is perfect for the Southern California climate. When the sun goes down, the sunken courtyard acts as a reprieve from nightly ocean breezes. The below grade courtyard provides the feel of a two-story home without confining the space. The basement contains a fourth bedroom, theater, wine bar, and game room which open up to the courtyard. Utilizing over 100 lineal feet of sliding/pocketing door systems the transparency of the home is extravagant.
From the front entry, harbor views are experienced through a variety of areas giving the home a unique depth of feel. The clean yet contemporary roof forms allow for 11 foot ceilings throughout the main level while remaining true to the 14 foot height limitations. The design uses rich materials such as: custom stained mahogany, split face limestone veneer, natural slate, and copper roofs, eaves and gutters. The one of kind aesthetic and casual floor plan met and exceeded the vision of the client and has been acknowledged and published by the community as an iconic home within Newport Beach and Southern California. |
