Project Scope
An existing 82,000-sq.-ft., single-story, manufacturing facility, located in the Irvine Business Complex, was purchased by a managed-care dental service company for use as their future corporate headquarters.  Rapid growth, changing technologies and additional staffing requirements created the need for larger space that would meet the specific needs of the company and their clients. Facilitated by the design team, the client requested a unique and progressive design that would change their business practices and corporate branding approach.

Design Intent
The new headquarters reflects a fresh direction for the way the organization works and collaborates. Open office solutions, the elimination of panel-based work stations and more flexible furnishing strategies allows teams to more easily work together, greatly improving time management and efficiency. The overall vision for the headquarters is progressive and inspirational while meeting the current and future needs of the organization through advanced technologies, flexible design and human comfort.
Focused around an “urban village” concept the project incorporates internal boulevards, parks and neighborhoods, providing daylight, landscape elements and organization to the contiguous single level space. Progressive office concepts included benching systems, open offices, collaborative and social spaces, as well as distinct environmental graphics and branding strategies.
A subdued color pallet contrasts with warm wood ceilings, exposed structure and ducting, as well as polished concrete floors, creating an overall effect that combines the clinical nature of the company with the dynamic and inspirational environment necessary to carry out the corporate vision.

Sustainable Features 
•    This adaptive reuse project utilizes the existing concrete shell extensively with additional openings and skylights added for day lighting and views.
•    The interiors are a “do more with less” attitude where the existing structure and concrete slab are left exposed reducing finishes and saving money for the client. Acoustic panels provide accents and sound attenuation where required
•    Existing skylights were maintained and efficient Solatube skylights were added to improve day lighting opportunities in the space. New efficient lighting coupled with controls create a lighting system that beat Title-24 by 15.4%
•    Access to public transportation.
•    Bicycle Storage, Changing Rooms and Showers. 
•    All existing turf was removed and replaced with a drought tolerant landscape pallet together coupled with a drip system and “smart” controller, these measures reduced irrigation water consumption by 60%.
•    All existing mature perimeter trees were retained providing heat island shading.
•    Filterra system for storm water retention.
•    Insulation added at Roof and Walls
•    30% Water use reduction with low flow fixtures.
•    Locally manufactured furniture systems with recycled content.
•    The carpet used throughout is CRI Green Label Plus with post-consumer recycled content. 
•    Enhanced IAQ with low/no VOC sealants, adhesives, paints and materials.
•    Construction Waste Diversion of 75%.
•    Storage and collection of recyclables.
