Specific Use of Building Higher Education

Project Goals
The role of the firm was to serve as the local designer in the collaboration efforts for the redesign and renovation of a former office space located in a high-rise building. The client was desirous of an open ceiling, contemporary theme for their private higher educational facility. The collaborative services provided were design development, construction documents, and construction contract administration.
The Project Program
The new 14,000 SF Irvine campus facility opens into a spacious lobby with receptionist immediately off the elevators.  Instructional spaces include six classrooms, a large multi-purpose room used for classes and social events, and a computer lab. Students have been provided a lounge and refreshment area with a large kitchen and seating space for food, collaboration on team projects, and study space. The administration and faculty enjoy private and open offices, break rooms with food preparation space, and private conference rooms all with transformative features to enable adaptability as the new campus comes to life. The existing building restrooms were expanded and redesigned to continue the contemporary theme.
Challenges and opportunities
Our challenges in this project were two-fold. The first was to manage the collaboration of stakeholders, designers, and suppliers from Illinois, Washington DC, and California. This required design team collaboration in order to accomplish necessary tasks such as programming, space planning and finish selection while working within cost and schedule constraints. Other challenges included working with exposed structural ceiling areas and utilizing existing mechanical systems. The team worked closely with building engineers to accommodate the mechanical functionality to achieve the open look desired by the client and to maintain consistency with the client’s school standards. The firm was responsible for the application and approval of Conditional Use Permit and Fire Department approvals due to an increased occupant load and use increases on infrastructure and parking for the building.
