Mixed Use Building in the Playhouse District of Pasadena up the street from the historic Pasadena Playhouse. The Building is designed in an innovative approach that combines weather protected but open air circulation with multiple public spaces on different levels to create a healthy living environment and promote community creation, by allowing the residents to come together.
The Madison Multi-Family Mixed Use Project is a 49 Unit, 5 story complex. The Building is 76,720 GSF above ground; The Unit mix is 17 One-Bedroom (35%), 28 Two-Bedroom (57%) and 4 Three-Bedroom Units (8%), with 2,500 SF Ground Floor offices. There are two underground Parking levels deploying 87 spaces. The focus of the design is the ideation and deployment of post pandemic healthy multifamily living strategies including a courtyard configuration open to the sky with passive cooling and natural cross ventilation and engaged with the city through a major Loggia, a multitude of open shared landscaped common spaces on multiple levels, open weather protected corridors and stairways, a volumetric complexity in the form of cascading massing that is sensitive to the surrounding historic resources and opens the residential units to the surrounding unparalleled urban and natural views.
A beautiful courtyard at the heart of the complex is adorned by Acacia trees and casual seating, and a unique landscaped amphitheater and stage with outdoor audiovisual screen to bring the community together. The upper floors are setback from the street to allow for open air recreation spaces shared by the occupants on multiple levels, and to open up the building to the Mountain and City views. A landscaped passage to the courtyard from the street enlivens the pedestrian experience. A dramatic bridge joins the two wings of the building, with integrated residential units with unsurpassed views. The Bridge forms an elevated multi-story open Loggia over the Passage to the Courtyard and an opportunity for yet another shared public space protected from the elements and generously opening up to the urban realm.
Key pandemic responsive innovative project features that enhance the health and wellness of residents and users:
• The uniquely urban cascading massing is sensitive to the surrounding historic resources and in particular two historic Landmarks the Blinn House to the West and the Scottish Rite Cathedral to the East.
• The volumetric complexity of superimposed reversed ‘C’s opens the residential units to the surrounding unparalleled urban and natural views.
• Weather protected healthy open air circulation around a central Courtyard to avoid air-conditioned closed corridors.
• Major central weather protected open air convenience architectural stair to encourage use of stair versus elevator, and to promote health and activity (in addition to required exit stairs).
• Use of floor to ceiling glazing in majority of spaces, with operable windows to encourage use of natural ventilation and healthy living.
• Multiple generous common shared spaces featuring architectural shading landscaped trellises on multiple levels to contribute to socializing and community building.
• Large planters in common spaces could be used by residents for vegetable gardens.
