2.PROGRAM / SCOPE: Add office with private entry and bathroom facilities; upgrade Master Bedroom adding 2nd Master Bath and dressing area; rework entry and add Powder Room; add Library; add Study & Family Room (both with new fireplaces); upgrade and enlarge Kitchen; add Pool, Spa & Fountain; re-landscape Yard, upgrade all Bathrooms, add third Garage bay. House as completed has 5 bedrooms, 8 bathrooms, Study, Library, Family Room, Living Room & Formal Dining Room. Scope included addition to and renovation of Spanish Colonial Revival home of noted Period Revival architect Arthur Kelly. Project doubled the size of the original 3-bedroom, 3 bath 2,300 sf 1925 home and included Landscape & Interiors.

4.SPECIAL CHALLENGES / UNUSUAL CHARACTERISTICS: Keep street presence as close as possible to being viewed single-story residence. Basement excavated under house for Family Room & Garages. Office/Loft added as 2nd story.
5.SOLUTION / DESIGN:
a.Design Intention - Restore house to original condition where possible, renovate as-needed. Additions to maintain or enhance original level of detail in the Spanish Colonial Revival Style.
b.Principal Features - New Spanish Colonial Revival Style detailing with beamed or vaulted ceilings throughout. Extensive use of new TunisianTile. New stenciling to match existing. Spanish Colonial Revival gardens with fountains. |
