11466-11472 ALBERS PROJECT
“Josef Albers was a German-born American artist and educator whose work, both in Europe and in the United States, formed the basis of some of the most influential and far-reaching art education programs of the twentieth century.
Albers is best known for his seminal “Homage to the Square” series of the 1950s and '60s, which focused on the simplification of form and the interplay of shape and color.”
PROJECT SCOPE:
The subject property is located in a residential neighborhood near Lankersheim Boulevard in North Hollywood. The 11472 site is approximately 6,605 square feet (sf) in size. The 11466 and 11468 adjacent site is approximately 6,753 sf in size.
The 11472 site has an existing single family home to be demolished and the 11466 site is the neighboring parcel and a part of the project.
The project may or may not be realized in phases, and will be designed as both a cohesive single project stretching across both sites or individual projects inhabiting each site.
PROJECT SITE/S:
The project site/s are between 56 feet and 57 feet - 4 inches wide along Albers and almost 118 feet deep with site area’s of +/- 6,593 sf and 6,734 sf, respectively .
The allowable density for each site is 1,500 sf per dwelling unit or 4 units per site.
PROJECT SITE CONTEXT:
The project located adjacent to a single family residential neighborhood but also close to multifamily projects.
Existing Curb cuts typically happen on a property edge. We will study if we can maintain these curb cuts or propose relocating them.
A power pole and power line are located adjacent to our NW corner of the 11472 site. Although it is not a desirable site component, we can work with it as we develop the project’s design.
Albers is a standard connector street which should not require us to do a highway dedication.
The scale of the surrounding buildings vary between 1-story single family to 3 and 4 story multifamily.
SITE ORGANIZATION:
The site plan concept organizes the site by locating two 4-story apartment buildings across from each other about a common driveway with pedestrian access on the outside edges.
Common area spaces are located at the rear of the property.
UNIT CONCEPT:
Each unit is designed as a vertical town home with a 2 car garage and flex room on the ground floor, a bedroom and kitchen / living / dining spaces on the second floor, master suite and bedroom on the third floor, and a private roof deck.
BUILDING DESIGN:
Where Albers work focused on the interplay of shape and color, our design goals are to use building materials like wood cladding, vertical planks, light sand and steel troweled plaster, glass and landscape in horizontal and vertical planes to create a simple rectangular building mass with a variety of vertical textures.
Although the buildings look like mirrored copies, they are actually exact copies of each other. Together, they provide a unique image from the street.
