    Oculus serves as the formal branching between residential and commercial properties in Frogtown, Los Angeles. Frogtown is a focal point of Los Angeles for gentrification. Keeping as much of the existing conditions as possible while upgrading to attract newer generations is the goal of Oculus. Its parasitic form latches onto and in-between existing buildings. This creates minimal disturbance to existing properties and conditions. Inspired by Archigram’s Yona Friedman theory of the Spatial City, Oculus is supported by a steel frame megastructure with each modular unit plugged into place as needed by the community. Designed for low cost and pre-fabricated housing to tackle LA’s housing crisis, the modular units are customizable for the necessity of the people. While most serve as residential, they can be transformed into commercial retail or office use. The residential units have four types to accommodate for different lifestyles and times in family life. The larger two story units will accommodate larger families, while the apartment units and studio lofts accommodate single and couple lifestyles.
    Oculus occupies the airspace above a commercial block in Frogtown next to the Los Angeles River. It has the potential for expansion as the necessity grows. Each unit promotes well-being through plentiful natural lighting, offering views of the river and Los Angeles through each unit’s oculus window, and promotes walkability through the neighborhood and beyond. Being next to the LA River requires proper access and storage for bicycle use. Oculus also branches into the tech community with having secure shipment lockers for Amazon and mail packages.
    Oculus serves as a transportation hub between Glendale and Downtown Los Angeles. Bike paths along the river and bus shuttles to the nearest Metro Gold line stop are provided for members of the community. Frogtown is currently a food desert. Oculus offers food and beverage shops along the plaza floor. The Plaza also allows for congregation and farmers markets on weekends. The adjacent park is transformed to accommodate pets and pleasure for peaceful picnics.
    Oculus tackles most frustration aspects of lifestyle in Los Angeles while also being a focal study solution for gentrification of older communities.
