1.CONTEXT: Southern California foothills
2.PROGRAM/SCOPE: Add office, library, 5 bathrooms, Master Suite,Family Room, 3rd car Garage.  Remodel Kitchen. New pool, spa & landscaping. 2,000 sf addition & renovation of 2,300 sf 1925 Spanish Colonial Revival home.  Scope included Landscape & Interiors.
3.BUDGET/COST:$1,200,000
4.SPECIAL CHALLENGES/UNUSUAL CHARACTERISTICS:Keep street presence as close as possible to single-family residence.Basement excavated under house for Family Room & Garages.  Office/Loft added as 2nd story.
5.SOLUTION/DESIGN:
    a.Design Intention - Restore house to original condition where possible, renovate as-needed.  Additions to maintain or enhance original level of detail in the Spanish Colonial Revival Style.
    b.Principal Features - New Spanish Colonial Revival Style detailing with beamed or vaulted ceilings throughout.  Extensive use of new Tunisian Tile. New stenciling to match existing. Spanish Colonial Revival gardens with fountains.
