Specific Use of Building Adaptive Reuse of Office Building & Parking Structure to Condominiums
Project Location Pasadena
Located in Pasadena, California the 388 is a two phase development inclusive of the adaptive reuse of the former Wells Fargo building and associated 4 level parking garage.   The existing 9 story office tower will incorporate 57 condominium units 7 of which are two story penthouses offering unobstructed views of the San Gabriel’s mountains to the North, downtown Los Angeles and Mt. San Jacinto to the East.  The enlarged ground plane has been extended to the existing column grid and will as the second level, remain as a commercial uses.  The tower phase was completed in November of this year.
The construction of the second phase “Cordova Terrace” of the 388 is scheduled to begin in December of 2019.  Cordova Terrace is an adaptive reuse of the existing 4 story parking garage which will support all of the parking required for both the Tower & Terrace portions of the development.  Cordova Terrace has 48 condominium units & associated amenities including an on grade gymnasium, swimming pool, spa and landscape elements. Twelve two story units cascade from the new podium deck to the ground level along Cordova.  The remaining 36 units are distributed over 4 residential blocks atop the podium slab which includes the shared amenities.
