A senior housing development to repurpose a large site, fit the surrounding residential, and respond to high design standards within a HUD 202 budget.
Two buildings were developed, the first being 91 units. The two-story complex fits the scale of the residential neighborhood. The articulated balconies and modulated roof forms make a home-like environment. The internal circulation sets a strong social focus flowing through the administrative and activity areas. The 4-acre site is attractively landscaped with inviting courtyards, seating, planting beds and fruit trees.
Phase II was master planned for 48 independent housing units on the adjacent 2.1 acres. The master plan layout outgrew its established budget. The architect modified the design to blend in fully with Phase I, reduce the building footprint and cost, and improve the vehicle circulation and site amenities. The three-story building was set to the rear of the site providing appropriate massing. |
