													CHALLENGES –  
 - Convert a windowless, characterless 1974 vintage banquet hall into a  
   corporate headquarters with a public hearing space 
 - Design to include the following characteristics: 
   - Sophisticated and technologically advanced image to attract tenants  
     and buyers to the properties represented by IVDA 
   - Echo the aeronautical mission of the client 
   - Well illuminated entrances to serve as a beacon to visitors  
     unfamiliar with the site 
   - A cheerful, professional, well illuminated work environment  
 - Demonstrate the opportunities presented by adaptive reuse of existing  
   facilities 
 - Encourage public participation in the hearing process 
 - Sustainability 
   - Maximize operational energy efficiency 
   - Achieve a minimum LEED silver certification 
 
SOLUTIONS –  
 - Sophistication and technical imagery were accomplished by: 
   - Adding exterior architectural elements to the existing shell to add  
     depth, articulation, visual interest and sophistication to an  
     otherwise featureless building shell 
 - Aeronautical themes were reinforced with wing shaped aluminum window  
   louvers and a brushed aluminum and polished aluminum memory wall.  The  
   wall contained art niches to display historical pieces from the former  
   Norton Air Force Base. 
 - The combination of brushed aluminum and polished aluminum again echoed  
   the shape of an airplane wing  
 - A Naturally lighted interior environment was accomplished as follows: 
   - New windows were cut into the existing CMU to provide natural light. 
   - Light shelves were used where appropriate to bring the natural light  
     further into the space 
   - Solatube skylights were placed in corridors and specifically at  
     corridor intersections as an aid to way finding and to illuminate  
     interior spaces where windows could not be introduced 
   - Where windows could not be introduced space was define with large  
     glass wall panels to provide a sense of connection with the  
     exterior, borrow light from the naturally illuminated corridors and  
     expand the sense of openness for interior offices 
 - Through LED illuminated glass panels and effectively placed wall and  
   soffit lighting an identifiable evening presence  was created to  
   welcome and invite public participation in the public hearing process 
 
ENERGY MEASURES -  
 - Building envelope efficiency was increased by adding R-30 insulation  
   under the existing and recently re-roofed deck 
 - Natural light was introduced and enhanced as mentioned above 
 - Advanced computer simulation modeling was employed and an efficient  
   water source heat pump mechanical system selected 
 - Photovoltaic panels were integrated into strategically placed carport  
   shade structures allowing the structures not only to collect energy  
   but also provide shading for vehicles. 
 - Super T-8 lamps were used in efficient direct/indirect light fixtures 
 - Motion sensors were used in rooms used infrequently
