Context:
The project is part of the Centennial Plaza of the Arts located at a major intersection in downtown Riverside. The site includes four buildings that are part of a larger vision to revitalize the area by bringing higher education and art programs from the local Community College to this long-neglected part of the City. The Culinary Arts Academy and District Offices Building located at the corner of the site is the final component of the District’s vision.
Design:
This 3-story, 60,000-SF building provides district facilities offices and academic programs. The first floor houses the Culinary Arts Academy, classrooms, offices, broadcasting room, teaching kitchen and a dining area open to the public. The second and third floors house space for facilities, district offices and the Chancellor’s suite. The accessible roof deck provides open-air dining and an edible garden with views of downtown and the hills. Building massing and proportions create a “transitional façade” that links the historic existing Center for Social Justice and Civil Liberties and the new CAADO. The facility serves as an anchor for the entire block and features a roof form of “urban scale” dimensions. This element shades the east facade and protects the roof deck from direct sun. The roof deck is located at the high point of the block, creating a focal point for night-time events complete with LED lighting that announces the building to the community.
Sustainability
The project received a LEED NC Silver rating in August of 2017. Given the program and the prominent location, the team wanted to create a project that “wears” its sustainability. The two-facades that address the street use a variety of louvres, solar canopy, spandrel glass and fritted glass to protect the building’s openings, maximizing the harvesting of natural light while presenting this unique program to students and the community.
• Vegetated roof reduces storm water runoff while providing an edible demonstration garden
• Performance 17% better than Title 24
• Dual-flush plumbing and low flow fixtures reduce building water use by 35.31% from the baseline
• 100% of stormwater treated and returned to aquifer
• Parking spaces for alternative fuel vehicles
• Built with local materials and products with recycled content
• Efficient envelope and HVAC systems, including cool roof
• Energy efficient LED light fixtures exceed the LPD 2030 Commitment by 40%
• Natural day-lighting with controls and occupancy sensors
• Areas for the storage and collection of recyclables
• 75% construction waste diversion from landfills to recycling centers
• Low/zero VOC materials
• Educational/Sustainable Signage Program use as a teaching tool throughout building.
The building’s street level restaurant, demonstration kitchen and roof top deck and adjacency to the Coil Performing Arts Center give students a rich variety of venues and practical culinary experiences. The District’s commitment to arts, culture and history through the vision of the Centennial Plaza solidifies downtown Riverside’s place as an urban center for activity, creativity and lifelong learning.
