Redlands Packing House District

Project Location Redlands, California
The Redlands Packing House District is a ground up, unique and special community shopping experience that revitalizes business and activity within the city of Redlands’ historic core. The design of the district embraces the city’s historical context and creates a distinct brand and cohesive retail environment for the citrus packing house-themed retail and restaurant center. Drawing on the city’s once prominent citrus processing industry, the urban design is consistent with the specific plan for the city of Redlands to embody agrarian concepts in an urban context. Solidifying the district’s theme and brand is the consistent use of industrial materials throughout such as brick, steel and reclaimed wood.
The District features 2 anchor tenants and 5 perimeter multi-tenant buildings and is located at a major gateway into the city, serving as the focal point to a future light rail corridor development. The community is notably served by large retailers including Sprouts and small local retail businesses. In addition, this center is composed of landscaped courtyards and hardscape areas that are pedestrian friendly to advocate gathering and community share.  The District demonstrates sound environmental principles that positively impact the project itself and the broader community.  To promote a whole-building approach the center focused on sustainable site development, water saving applications and material selection. The Packing House District carefully selected tenants that promote a balanced lifestyle experience and adds to the authenticity of the district and community’s brand.
The scope of work for Packing House District includes 87,823 SF distributed into 2 anchor tenants and 5 perimeter multi-tenant buildings. Located at a major entrance to the city, this project will serve as the focal point to a future light rail corridor development. Notable features include to serve both large retailers including Sprouts and small local retail businesses. In addition, this project is composed of landscaped courtyards and hardscape areas that are pedestrian friendly. These programs are framed with local river boulders, indigenous landscaping, brick veneer and water efficient irrigation. Packing House District carefully selects tenants which will promote a balanced lifestyle experience. Services provided included architecture and tenant planning services in compliance with Cal Green and the Green Building Code.
